花旗:升太古地产(01972)目标价至28.8港元 维持“买入”评级

智通财经APP获悉,花旗发布研报称,维持太古地产(01972)“买入”评级,目标价由23.8港元上调至28.8港元,较资产净值折让45%。

花旗相信太古地产对中单位数每股股息增长的承诺,基本面受以下因素支持:1)中国内地零售同店销售增长强劲带动正租金调升率,受惠于租户更新及资产升级以夺取市场份额; 2)新投资物业方面,2026至2027年预测总建筑面积同比增长27%及40%,透过租赁协同效应带动租金上行; 3)强劲资产负债表方面,资产负债比率15%,具充足灵活性支持其1,000亿元战略投资计划的资本开支; 4)2026及2027年预测盈利增长,受租金温和上升及可观发展物业入账带动。

该行认为此等利好因素可缓冲香港写字楼在2026及2027年预测面对新市场供应竞争而录得的负租金调整的影响。在规划有序的财务总监继任安排下,该行预期将有一致的资本配置策略,以创造长期价值。
