智通财经APP讯，禹洲集团(01628)公布，该集团预期2025年年度利润约人民币198亿元至人民币218亿元。本年度由亏转盈主要由于本年度取得境外债务重组收益约人民币326亿元及重新计量财务担保合同约人民币20亿。该等收益属一次性、非现金性及非主营业务收益，不具有可持续性，对集团经营业绩不具有指导意义。如撇除前述一次性重组收益及重估收益的影响，本年度仍取得亏损，预期年度亏损约人民币148亿元至人民币128亿元及公司拥有人应占年度亏损约人民币112亿元至人民币92亿元，而2024年则取得年度亏损约人民币148亿元及公司拥有人应占年度亏损约人民币120亿元。
董事会认为报告期内撇除重组收益及重估收益影响后的预期年度亏损主要是由于(1)受不利的宏观市场环境及房地产行业低迷的影响，导致在报告期集团已交付项目的毛利减少;(2)受市场环境影响，导致公司部分房地产项目存在减值迹象，基于谨慎性原则计提的存货及其他资产减值拨备增加和投资物业公允值亏损;(3)大量融资成本无法资本化。报告期内撇除重组收益及重估收益影响后公司拥有人应占年度亏损下降乃由于非控股权益应占年度亏损增加。
