智通财经APP讯，中国奥园(03883)发布公告，集团预期截至2025年12月31日止年度取得亏损净额不超过人民币198亿元(2024年度：约人民币21亿元)。本年度亏损净额大幅增加原因是集团2024年度的经审核综合财务报表确认及计入境外债务重组收益(2024年重组收益)。如撇除2024年重组收益的影响，本年度的亏损净额预计较去年减少约28%-33%，主要是本年度的减值准备有所改善以及(作为持续精简集团组织架构的措施)继续有效控制并降低销售及行政开支所致。由于房地产市场仍处于调整期，公司预期本年度取得亏损净额，主要包括非现金性质拨备(包括可供销售物业减值亏损、贸易及其他应收款减值亏损以及处置资产亏损)。
