智通财经APP讯，第一上海(00227)发布公告，于截至2025年12月31日止年度，本集团预期将取得本公司股东应占亏损净额不少于约9000万港元，而截至2024年12月31日止年度的本公司股东应占溢利则约7800万港元。此由盈转亏主要归因 (i) 于截至2025年12月31日止年度并无出售附属公司的一次性净收益，相比于2024年12月31日止年度本集团取得出售附属公司净收益约6500万港元，(ii) 于物业投资及酒店分部的部分非流动资产的减值及公平值调整及(iii) 按公平值作损益处理的财务资产的未实现公平值亏损。
