金吾财讯 | 中信建投发研报指,开年以来,新房销售以及开竣工等指标延续承压,1-2月销售面积、销售金额、开工面积、竣工面积同比降幅均较上年全年有所扩大,开发投资降幅有所收窄。开年以来一二手房成交表现分化,2月京沪二手房价环比回升,3月以来 “沪七条”政策效果不断显现,上海楼市现企稳迹象,二手房成交热度持续上升,近一周上海二手房成交套数达7233套,创2021年以来新高。该机构看好在核心赛道具备竞争力、杠杆率和规模适中、具备品牌效应的房企以及中介公司。短期来看,上海在政策刺激下二手房成交量回暖,有助于房地产市场量价企稳。长期来看,未来我国房企的业务会继续向经营性业务倾斜,核心城市住房结构不平衡仍为开发业务创造了发展条件。
