造成年度亏损的主要原因是投资物业的减值，根据未来租金市场预测以及集团已签署的租约，评估师对集团持有的投资物业在报告期内作出了合计7390万港元的减值评估。剔除该非经营性因素影响后，本年度集团实现盈利6060万港元(去年同期按同口径计算则为亏损3880万港元)。经营业绩同比显著改善，主要由于集团严控成本费用、经营效率持续优化，主营业务盈利能力逐步恢复所致。
