智通财经APP讯，正荣地产(06158)发布公告，预计本集团将于2025年度(截至2025年12月31日止年度)取得母公司拥有人应占亏损约人民币170亿元至约人民币180亿元(截至2024年12月31日止年度(2024年度)母公司拥有人应占亏损约人民币68.3亿元)以及核心亏损(即剔除减值亏损、公平值变动及汇兑损益等非现金性质项目影响后的净亏损)约人民币50亿元至约人民币60亿元(2024年度核心亏损约人民币31.78亿元)。
母公司拥有人应占亏损主要源于以下原因：于2025年度，(i)随着中华人民共和国房地产行业整体需求下滑，造成项目售价及毛利下降以及开发中物业、持作出售已竣工物业及其他资产以及金融资产相关减值拨备;(ii)未资本化的融资利息增加;及(iii)投资物业公平值下降。
预期亏损将会增加，主要由于对比2024年度，2025年度毛利减少及减值亏损拨备增加所致。
