董事会相信，预期跌幅乃主要由于(i)投资物业的公平值变动亏损增加约1460万港元;(ii)并无有关终止收购位于中国河北省石家庄市的47个商业单位及延迟交付该等物业的赔偿收入约人民币470万元(相当于约510万港元);(iii)银行利息收入减少约530万港元。
