【券商聚焦】中国银河:政府工作报告后续有望持续改善和稳定房地产市场预期 推动市场平稳健康高质量发展

金吾财讯 | 中国银河证券发研报指,2026年1-2月全国商品房销售面积0.93亿方,同比下降13.5%,降幅较2025年全年扩大4.8pct。2026年1-2月全国商品房销售额8186亿元,同比下降20.20%,降幅较2025年全年扩大7.6pct。对应2026年1-2月销售均价为8809元/平米,较2025年全年均价9370元/平米下降5.99%,同比2025年前2月下降7.75%。2026年2月上海出台“沪七条”,放松限购条件、扩大公积金贷款额度等。2026年3月政府工作报告提到“着力稳定房地产市场”、“因城施策控增量、去库存、优供给”,我们认为后续有望持续改善和稳定房地产市场预期,推动房地产市场平稳健康高质量发展。2026年1-2月房企到位资金13047亿元,同比下降16.50%,降幅较2025年全年扩大3.1pct。其中全年国内贷款为2570亿元,同比下降13.90%,降幅持续扩大;自筹资金4939亿元,同比下降5.9%,降幅收窄,定金及预付款3589亿元,同比下降21.50%,个人按揭贷款1128亿元,同比下降41.90%。房企资金来源中,与销售相关的定金及预付款、个人按揭贷款降幅扩大,这与销售尚未好转有密切关系。
