3月24日，中国金茂（00817）发布截至2025年12月31日止年度业绩公告。公司收入为593.71亿元，同比增长1%；毛利为92.21亿元，同比增长7%。本公司所有者应占溢利为12.53亿元，同比增长18%。投资物业公平值亏损显著减少，由去年的2.68亿元降至1.1亿元，减少59%。扣除投资物业公平值亏损后的本公司所有者应占溢利为13.63亿元，同比增长2%。
在管理层讨论与分析部分，公司提到2025年度签约销售额为1135亿元，行业排名第八。物业开发销售收入约为494.76亿元，占收入总额的80%。物业投资收入为16.72亿元，占收入总额的3%，较上年下降1%。金茂服务收入为36.68亿元，占收入总额的6%，增长24%，主要是由于基础物业管理在管面积增长。
财务报表附注中提到，公司的投资物业从2024年末的364.82亿元增至2025年末的393.19亿元，主要由于新增加的投资物业。公司的净债务与调整后资本比率为67%，较2024年的69%有所改善。整体来看，公司在物业开发、物业投资和金茂服务等业务板块均展现出良好的增长势头，尤其是金茂服务的收入增长显著。
