智通财经APP获悉，内房股集体走低，截至发稿，富力地产(02777)跌13.68%，报0.41港元；融创中国(01918)跌5.98%，报1.1港元；新城发展(01030)跌5.24%，报1.99港元；中国海外发展(00688)跌4.12%，报11.87港元。
消息面上，据国家统计局，1-2月新建商品房销售面积9293万平方米，同比下降13.5%，降幅比2025全年扩大4.8个百分点。2月70个大中城市中一线城市新建商品住宅销售价格环比由1月下降0.3%转为持平，同比下降2.2%，新建商品住宅销售价格环比上涨城市有10个。
开源证券发布研报称，本周我们跟踪的全国30城新房成交面积和15城二手房成交面积均连续六周同比下降，反映出“小阳春”成色略有不足。本周央行提出继续实施好适度宽松的货币政策，南京和郑州均出台了一系列地产优化政策，在各项促进房地产市场止跌回稳政策作用下，预计房地产市场将迎来供需改善、价格企稳的良好局面，维持行业“看好”评级。
