近年来，“数字化”成为广大物管企业重点发力的方向。当行业普遍通过采购第三方技术实现数字化升级时，越秀服务选择了一条更难但更具护城河的路：自主研发。
3月26日，越秀服务（06626.HK）披露2025年全年业绩。报告指出，2025年越秀服务以“软硬服一体化”推动数智转型，集成指挥中心实现80%指标系统直出，支撑管理指标穿透至项目，大幅降低督导成本；采用自研EBA系统+RTU网关的设备状态监测综合方案，以AIoT为基础开展设备管理优化；全面应用AI品控系统，从管理软件到采集硬件到算法模型均为自研，相较外采节约成本约300万元，相关成果获市国资委专项奖励。
目前，公司AI品控系统已覆盖209个项目，应用于人员在离岗、电瓶车违停等8大场景，AI智能监测分析超8414万次，预警超37万次。此外，以AIoT管理所有设施设备，人工巡检量大幅下降，结合工单系统升级，实现实时监测、秒级告警、自动派单等闭环处理流程。
“从‘人盯人’到‘数智督’，越秀服务正在用技术重构物业管理的底层逻辑。”数字化领域专家表示，这种将科技能力转化为服务品质与效率的双重提升，正是对公司“向智向新”战略的生动诠释。
