金吾财讯 | 中信证券表示,2025年物业服务行业面临物业费收缴难度加大、利润率下行等挑战,企业普遍通过主动退盘、优化外拓、调整增值服务结构、科技提效、费用节降等措施进行对冲。而且该机构认为,交付部分空置比例过高,部分社区增值费服务亏损,前期并购整合等问题在2026年将进一步得到解决。行业整体分红慷慨,剔除现金分红高于经营性现金净流入的公司,当前行业平均股息率水平为6.5%。展望2026年,该机构认为依托提效,退盘、深耕等措施,行业仍能实现收入和利润的小幅增长,核心公司仍能维持稳定分红。该机构认为这是一个配置优质物业服务公司的时机。
