智通财经APP获悉，内房股再度走低，截至发稿，中梁控股(02772)跌5.56%，报0.034港元；富力地产(02777)跌2.67%，报0.365港元；融创中国(01918)跌1.89%，报1.04港元。
消息面上，中指研究院表示，从市场表现来看，3月地产行业延续边际改善，京沪迎“小阳春”行情。新房市场上，随着春节后需求释放、核心城市优质项目集中入市及营销力度加大，3月新房成交同比降幅收窄至13%；百城二手房价格环比跌幅继续收窄，其中上海、合肥上涨；土地市场方面，3月300城住宅用地成交面积、出让金同比分别下降15%、35%，降幅收窄。
大摩发布研报称，地产商2025年业绩表现疲弱，符合市场预期。核心盈利按年平均下跌29%，主要受收入按年下降11%，以及发展毛利率收窄1.1个百分点所拖累，导致行业ROE仅为0.6%。行业流动性风险现阶段已大致缓解，发展商普遍减债，且现金覆盖比率保持稳定，但个别公司之间仍存在明显分化。该行指，1月底已预计在情绪推动的反弹后，行业将出现回落。2026年第二季，行业表现或仍跑输大市，因为楼价再度转弱将进一步影响市场情绪。
