金吾财讯 | 内房股走低，融信中国(03301)跌7.34%，中梁控股(02772)跌5.56%，龙湖集团(00960)跌4.32%，绿城中国(03900)跌4.15%，越秀地产(00123)跌3.74%，中国海外发展(00688)跌2.42%，万科企业(02202)跌1.68%。大摩发表报告指，内房发展商对物业市场前景整体仍持审慎态度，但部分内房国企预计从2026年起，毛利率及盈利将逐步复苏，主要受惠于发展物业利润率改善以及租金收入稳健增长。该行指，内房主要发展商2025年业绩表现疲弱，符合市场预期。核心盈利按年平均下跌29%，主要受收入按年下降11%，以及发展毛利率收窄1.1个百分点所拖累，导致行业ROE仅为0.6%。行业流动性风险现阶段已大致缓解，发展商普遍减债，且现金覆盖比率保持稳定，但个别公司之间仍存在明显分化。该行指1月底已预计在情绪推动的反弹后，行业将出现回落。2026年第二季，行业表现或仍跑输大市，因为楼价再度转弱将进一步影响市场情绪。
