智通财经APP获悉，4月15日，国际评级机构穆迪发布对龙湖集团(00960)的最新评级报告，确认其公司评级为B1，展望“稳定”。
穆迪表示，“稳健的前景展望反映出我们的预期，该公司将继续向以经常性收入为主导的业务模式转型，通过稳步扩大运营及服务业务规模，在保持正向经营现金流的同时，维持良好的流动性。
据披露，截至2025年底，龙湖含资本性支出的经营性现金流已连续三年为正，其中2025年净流入为58亿元。截至2025年末，龙湖集团有息负债为1528亿元，较2024年底压降235亿元，降幅达13%。
凭借经营性物业贷增量以及正向经营性现金流，龙湖已安全平稳地度过了债务高峰。穆迪肯定龙湖集团来自商业运营和物业服务的稳定收入、强大的品牌影响力、严谨的财务管理以及良好的流动性。穆迪表示，龙湖集团流动性状况良好，未来数年，公司债务到期规模将逐步趋于平稳。
根据穆迪预测，龙湖将持续保持正向经营现金流，并将该资金用于未来一至两年内逐步削减债务。穆迪预计龙湖的在手现金，叠加经营性现金流足以覆盖未来12~18个月的短期债务及应付土地款。
稍早前，评级机构标普也在评级报告中肯定了龙湖集团的流动性状况。标普认为，受益于业务多元化，龙湖集团非地产开发业务产生稳定现金流，缓解了当前下行周期的风险，并将支持龙湖的流动性。此外，审慎的财务管理将继续支撑公司的偿债能力。
