智通财经APP获悉，仲量联行表示，3月香港甲级写字楼空置率两极化的情况加剧，中环及尖沙咀空置率改善，但其他分区空置率上升，令香港整体甲级写字楼空置率升至13.5%。
仲量联行发表《香港地产市场观察》报告，指3月整体甲级写字楼空置率，按月微升0.1个百分点，至13.5%。当中，中环空置率按月回落0.3个百分点至9.6%;尖沙咀空置率跌0.2个百分点至6.8%。不过，九龙东依然受压，空置率按月上升0.9个百分点至20.4%。
整体写字楼租赁市场录得负11.92万平方呎的净吸纳量，主要由于九龙东有多个全层单位租约期满后重新招租。
租金方面，3月份香港整体写字楼租金按月升0.1%，中环继续是带动租金向上的主要动力，今年以来累升3.8%。尖沙咀及港岛东租金靠稳。九龙东租金继续下跌，按月跌0.7%。
仲量联行香港商业部主管郭礼言表示，在金融机构带动下，写字楼租赁需求继续集中于核心商业区。由于其他行业的租赁需求尚未复苏，非核心商业区将持续受压，预计此局面短期内将会维持。
