近日，银行间市场首单聚焦消费业态的类REITs产品──广州市城发投资基金管理有限公司2026年度第一期定向资产支持票据（类REITs）成功发行。本次发行由建设银行担任牵头主承销商，发行规模11.77亿元，认购倍数1.67倍，吸引银行理财、证券公司、信托等10余家多元化投资机构踊跃参与，充分体现了资本市场对广州消费基础设施发展潜力的认可。
该项目底层资产为广州天河新天地购物中心，是广州核心区域优质商业综合体不动产项目，资产区位优势显著、运营现金流稳定、消费辐射能力强劲，深度贴合粤港澳大湾区消费升级与城市更新发展战略。建设银行充分发挥综合金融服务优势，助力企业顺利完成长期融资，盘活存量资产，助推消费行业扩能提质。
下一步，建设银行将坚持“商行+投行”双轮驱动，整合集团各类REITs金融工具，聚焦基建能源、消费服务等重点场景，构建覆盖资产全生命周期产品和服务体系，为服务中国式现代化建设贡献更大力量。
