港股异动 | 内房股再度上扬 一线城市楼市成交持续升温 优质房企有望迎来价值重估

智通财经APP获悉，内房股再度上扬，截至发稿，富力地产(02777)涨3.7%，报0.42港元；万科企业(02202)涨3.42%，报3.33港元；华润置地(01109)涨2.86%，报39.5港元；龙湖集团(00960)涨2.72%，报10.19港元。

消息面上，据易居研究院，2026年5月以来，全国房地产市场的结构性回暖特征进一步明朗。数据显示，在刚刚过去的“五一”假期，全国重点城市二手住宅成交量同比增速超过20%，部分重点城市同比增速超过50%。今年4月，上海二手房（含商业）累计网签量达28742套，同比上涨约22.3%，成为近十年来4月单月成交的最高值；北京二手住宅网签量为17893套，同比增长约15%，创下近5年来的4月成交新高；广州二手房成交量同比增长4.8%；深圳二手房成交量则环比增长11.3%。

在4月29日中央政治局会议提出要“努力稳定房地产市场”后，多地以公积金政策为抓手，密集推出相关政策稳定楼市。东吴证券认为，优质房企凭借稳健信用、核心城市资源、产品力与运营能力，在融资、拿地、去化和现金流管理方面优势更加突出，经营质量和盈利能力有望率先修复。该行看好具备优质资产储备、商业运营现金流支撑和多元增长能力的龙头房企，把握行业格局优化下的价值重估机会。
