金吾财讯 | 中信建投研究指，4月全国商品房销售面积同比下降9.5%，降幅较3月扩大2.1个百分点；销售金额同比下降7.6%，降幅较3月收窄5.7个百分点。一二手房价格延续调整，4月全国70个大中城市新建商品住宅和二手住宅价格指数环比跌幅均较上月持平，一线城市二手房价均上涨，上海、北京、深圳、广州二手住宅价格环比分别上涨0.7%、0.4%、0.3%、0.2%。自中央政治局会议定调“努力稳定房地产市场”后，各地政策端明显发力，广深等地相继出台楼市新政，有望提高楼市活跃度。行业开发投资降幅走扩，一线城市土地供给逆势增长。4月房地产开发投资额同比下降20.1%，降幅较3月扩大8.8个百分点，其中一线城市土地供给逆势增长4%，一、二、三线城市宅地土地溢价率分别为6%、13%、3%；4月新开工面积同比下降26.6%，竣工面积同比下降19.0%，降幅较3月分别扩大9.2、收窄0.1个百分点。一线城市楼市持续恢复，房地产止跌回稳渐进，看好香港、商业、聚焦核心城市赛道的优质企业。该机构风险提示主要包括房地产销售、结转及房企信用修复可能不及预期。
