在线折扣零售商唯品会于5月21日发布2026年第一季度财报，同时给出低于市场预期的第二季度营收指引。不过，公司旗下商业REIT的成功上市将带来53亿元的一次性投资收益。
唯品会预计第二季度总净营收将在245亿元至258亿元之间，同比变动幅度约为下降5%至持平，低于市场普遍预期的263亿元。管理层指引偏保守，反映出3月以来消费需求持续疲软以及对618大促贡献的中性预期。
一季度业绩方面，唯品会实现营收265.7亿元，同比增长1.2%，基本符合预期；调整后每份美国存托凭证收益为4.68元，高于上年同期的4.43元及市场预期的4.58元。商品交易总额增长8.6%至569亿元，超出市场预期，主要得益于春节假期高单价冬季服装的强劲销售。
值得关注的是，唯品会旗下中金唯品会商业REIT已于4月底获得监管批准，5月19日完成询价定价，底层资产为郑州和哈尔滨两座杉杉奥特莱斯项目。公司认购该REIT 49%的份额，自第二季度起两座奥莱将由并表转为权益法核算，预计一次性确认投资收益约53亿元，同时对应增加所得税约17亿元。
