智通财经APP获悉，香港差饷物业估价署数据显示，4月全港私人住宅楼价指数报316.6点，环比升0.89%，连升11个月，同比则升10.5%，创逾两年高位。今年首4个月楼价累升5.7%。世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示，一手住宅市场表现强劲，持续需求已令定价权重回发展商手中，近期新盘开售提价便是例证。一手市场的强势动能正带动整体楼市逐步回暖。随着置业信心增强，二手楼价亦呈现上升趋势。
他续指，宏观经济波动仍然存在(尤其是持续的地缘政治冲突)，但相关风险大多已被市场消化，对市场气氛的压抑作用亦随之消退。持续的资金流入为市场提供有力支持，充裕的流动性不仅带动整体经济活动，亦进一步推动房地产市场的乐观情绪。
整体而言，在需求稳固、信心回升及资金充沛等多重因素推动下，预期香港全年楼价将录得约8%至10%的升幅，并呈现稳中向好的发展趋势。
