消息面上，5月28日，国务院发布《城市更新“十五五”规划》，明确2026年-2030年发展目标、任务及政策，并展望至2035年建成现代化人民城市。规划聚焦民生与发展，出台量化指标，构建可持续更新机制，确立全新逻辑。
据经济参考报，多家机构测算，“十五五”期间城市更新市场总容量预计达15万亿元至20万亿元。58同城研究院院长张波表示，《规划》的出台，标志着城市更新步入制度化、长效化、市场化的新阶段。城市更新正从单一的物理空间改造，向“空间+产业+消费”复合驱动转型，对房地产市场影响深远。
