智通财经APP获悉，摩根大通发布研报称，香港4月份零售业总销货额同比增长9%，相较于3月份的13%同比增幅有所温和放缓。若与2015至2018年的平均水平相比，4月份的零售销货额低出15%，亦较3月份的低出9%更为疲弱。剔除汽车(同比升46%)及电器制品(同比升22%)等异常强劲增长的类别后，4月整体零售销货额同比增长6%，低于3月的8%增幅。
小摩表示，虽然零售表现稳定，但目前尚未转化为两大香港零售地产指标股-九龙仓置业(01997)及领展房产基金(00823)的正向或甚至是趋稳的续租租金变动。该行维持对这两只港股的“中性”评级，但指出领展由于拥有超过6%的股息率以及潜在的资本循环利用，因此具备更多的上行空间。
