Elite UK REIT's Dividend Yield Appears Sustainable -- Market Talk

0544 GMT - Elite UK REIT's dividend yield of around 9% looks sustainable, backed by the U.K. government, Maybank Research's Liu Miaomiao says in a report. The REIT's investment case is anchored in improved income visibility amid renegotiations with its largest tenant, the U.K.'s Department for Work and Pensions, the analyst notes. About 70% of leases have been secured, extending weighted average lease expiry to 6.9 years and substantially derisking the previously concentrated 2028 expiry profile. The REIT also has a strong track record of divestments above book value and is currently progressing the divestiture of Peel Park. Maybank Research initiates coverage with a buy rating and a target price of 0.44 British pound. Units are unchanged at 0.34 pound. (ronnie.harui@wsj.com)
