交银国际:料香港住宅楼价或升逾10% 有机会2-3年内重回此前高位

智通财经APP获悉,交银国际发布研报称,香港房地产复苏到来,在分化中寻找Alpha。该行预计一手住宅成交量可望挑战13年新高,料全年住宅楼价或可涨逾10%,并有机会在2-3年内重回此前高位,预计办公室核心区域(大中环/尖沙咀)租金今年上升5-15%,非核心区域也将保持平稳。同时,零售市场近月明显的改善可拉动零售物业明后两年续租租金转正。

该行维持香港房地产行业领先评级,利润率扩张预期可望带动盈利预测上调,板块有估值进一步上升的空间,看好本地地产商龙头新鸿基地产(00016),维持买进的资评级。

至于内地房地产,交银国际称,产业在政策持续加码下延续筑底态势。展望下半年,新房市场销售降幅逐步收窄,库存拐点带来希望; 同时部分一线和重点城市出现价格拐点,二手房价格或正在筑底。该行看好估值不高以及拥有第一/二线城市土地储备的龙头开发商,包括华润置地(01109/买入)和越秀地产(00123/买入)。
