交银国际：5月内房销售势头稳 看好华润置地(01109)等

智通财经APP获悉，交银国际发布研报称，仍预期二级市场的需求将持续改善并优于一级市场，今年新房市场将保持基本稳定，而该行认为买家将继续偏好国企项目。随着资本市场情绪好转，一些领先的民营企业可能会借机加速其债务重整进程。中长期来看，该行继续看好华润置地(01109)和越秀地产(00123)，二者评级均为“买入”。这两家公司在过去几年的销售表现优异，且在销售方面执行能力更强。

该行表示，根据克而瑞的初步数据，核心一线城市项目成交带动，2026年5月前百开发商全口径销售总额由4月2706亿元人民币(下同)环比增14.3%至3092亿元。该行追踪的20家主要上市开发商5月销售额环比增7.5%，主要由于销售面积环比增4.4%，销售均价环比减0.3%。在5月销售额排名前10名开发商中，9家均为国企，其中保利发展排名第一。

根据国家统计局公布的70大中城市商品住宅价格指数，4月新建商品住宅价格指数同比/环比下跌3.5%/0.1%，二手商品住宅价格指数同比/环比分别下跌6.2%/0.2%。一线城市新建/二手商品住宅指数环比增0.1%/+0.4%。另外，5月房地产政策延续宽松导向。国务院发布《都市更新“十五五”规划》，为未来五年城市更新工作确立了量化目标和行动纲领; 同时，发布《关于推行常住地提供基本公共服务的实施意见》，从住房保障、公共服务、用地配置等方面为房地产市场稳定提供配套支撑。
