智通财经APP获悉，6月24日，仲量联行在发表的《香港地产市场观察》报告中指出，5月份湾仔/铜锣湾甲级写字楼吸纳量创下自2024年4月以来的新高，主要由于中环写字楼供应紧绌，部分租务需求转移至湾仔/铜锣湾。
这些来自中环的租赁需求加快了湾仔/铜锣湾的写字楼租赁活动，令该区于5月录得9.86万平方呎的吸纳量。湾仔/铜锣湾甲级写字楼的空置率亦回落0.6个百分点至5月底的9.8%，为10个月内的低位。
仲量联行香港商业部主管郭礼言(SamGourlay)表示，中环最优质的甲级写字楼接近全部租出，令部分租赁需求转移，并同时令整体写字楼空置率于5月底回落至13.3%。不过，租户将仍会较注视较新及优质的商厦。
5月份写字楼租赁市场录得20.5万平方呎的正净吸纳量，证券行业的租赁需求仍然强劲。值得注意的是，中信证券承租金钟中信大厦一层楼面，涉及约1.8万平方呎;平安证券则租用中环中心约1.49万平方呎楼面。
