智通财经APP获悉，世邦魏理仕香港估值及咨询服务部执行董事郭伟恩表示，维持2026年香港住宅物业价格上涨5%至10%的预测。租赁市场基本面仍强劲，预计2026年住宅租金将上涨5%至8%，有望创下历史新高。
香港差估署数据显示，5月香港私人住宅楼价指数报321.9点，环比升1.4%，连升12个月，同比则升12.4%，创逾两年高位。今年首5个月楼价累升7.44%。
郭伟恩指出，由于今年楼价已上升7.4%，下半年上涨空间有限，可能进入整固阶段。香港股市近月调整或会影响投资情绪，不利因素叠加起来预计将抑制投资需求，可能导致未来几个月香港住宅交易量下降。
他续指，相比之下，租赁市场基本面仍强劲，各类政府政策持续吸引人才流入，加上非本地学生人数稳定增长，持续支撑租赁需求。预计2026年第三季租赁活动将进一步活跃，因为夏季历来是学生返校和企业搬迁的旺季。预计2026年住宅租金将上涨5%至8%，并有可能创下历史新高。
