据澎湃，近日，深圳、杭州、长沙等多个城市上演高热土拍，核心片区宅地轮番拍出高溢价，板块地价接连创下新高。 “近期土拍升温，核心地块溢价率及楼面价纪录屡被刷新，但热度仅集中在少数优质地块上。”中指研究院指数研究部总经理曹晶晶认为，供地端，地方政府普遍减少非核心区土地供应，加大核心区低密优质地块出让，稀缺性推高了竞争强度。投资端，房企出于去化压力和利润考量，将有限资源集中投向高能级城市核心板块，通过打造优质改善产品来保障后期项目销售去化。 “本身土拍热度的提升更多是市场供给带动的，热点城市核心优质地块的集中上市，带动了更多房企积极入市，在一定程度上也会带动楼市信心的提升。但同步也会导致市场分化情绪强化，核心优质项目会持续受到更多关注，非热点城市以及缺乏配套的远郊房产热度将持续处于低位。”58安居客研究院院长张波分析道。
