路透7月1日 - 英国仓储地产商Segro（SGRO.L）周三表示，将与一家国际投资者成立一家各持50%股份的合资企业，共同开发和运营位于M1高速公路沿线的三处英国物流园区，这些园区完全开发后的总资产价值约为30亿英镑（39.7亿美元）。
具体细节如下：
Segro将向该合资企业注入位于拉德利特、考文垂和北安普顿的三处物流园区，每处售价约为10亿英镑。
此项交易发生在不久前，美国物流公司普洛斯（Prologis） PLD.N 刚刚公布了以126亿英镑收购Segro的提案 (link)，此前这家总部位于英国的房地产投资信托基金曾于6月初拒绝了普洛斯的初步收购意向。
这些园区目前包括22.5万平方米的已全额出租空间，产生2500万英镑的名义租金，此外还有380英亩的可开发土地。M1 高速公路走廊将这三个地点与 伦敦连接起来。
待全面开发并出租后，这些地块预计将提供约925,000平方米的仓储空间，并产生1.35亿英镑的名义租金，开发工作预计将于2030年完成。
开发资金预计将通过合资企业层面合作伙伴的股权与第三方债务相结合的方式筹集。
