大行评级丨里昂:将中国金茂及越秀地产纳入内房首选股,与华润置地并列

里昂发表报告指,中国房地产市场的复苏正开始从上海扩大到其他城市。从企业角度来看,国企开发商在2026年上半年已领跑销售稳定,部分甚至恢复增长。得益于周期内的土地收购,国企正以更深厚的高质量项目储备进入此阶段。该行认为,核心城市敞口及可售资源清晰的国企具备上行空间,因此将中国金茂及越秀地产纳入中国房地产首选股,与华润置地并列。里昂予华润置地目标价42.4港元,中国金茂目标价2.43港元,越秀地产目标价5.5港元,评级同为“跑赢大市”。
