房地产经纪公司Redfin发布的最新报告显示，在截至6月28日的四周内，美国中位房价同比上涨2.5%，达到创纪录的408，838美元；同时，在6.49%的30年期房贷利率水平下，中位月供升至2，633美元，同比上涨1.4%。这是自去年10月以来，月供首次出现同比上涨。
房价与月供同步攀升，反映出住房可负担性在短暂改善后再度恶化。Redfin经济研究主管Chen Zhao表示，房价突破40万美元的门槛，凸显了普通美国人购房的艰难程度。高昂的置业成本已迫使不少买家离场，全美大部分地区正呈现出罕见的买方市场特征。
市场数据显示，尽管潜在买家有所退缩，但房价并未因此走低。待完成销售环比微增0.4%，但市场整体需求仍显疲软。部分房主因锁定的低利率而不愿挂牌出售，导致二手房供应依然偏紧。活跃房源同比下降0.1%，新房源同比增加1.7%，但总体供应量仍不足以引发价格回调。
此外，广泛的经济不确定性、通胀担忧及地缘政治冲突，也令潜在买家更加谨慎。
