智通财经APP获悉，仲量联行香港主席曾焕平称，香港楼市延续复苏势头，2026年前五个月整体住宅成交量同比上升44.2%；同期整体楼价上扬7.4%。与2025年3月的低位相比、楼价至今已累计反弹13%。
一手新盘炽热大幅加快市场“去货”速度。曾焕平表示，按目前的销售步伐，消化货尾所需的时间已由2023年12月的101.6个月大幅缩短至今年3月的44.3个月，甚至低于2015至2021年牛市期间平均51.3个月。这意味库存压力已显著纾缓，发展商推盘不再受货尾积压所掣肘。
不过后市仍存隐忧，包括加息风险、通胀压力、股市波动。曾焕平指出，受近期股市波动影响，5月份一手交投步伐已见放缓。展望下半年，他认为，通胀压力升温或会拖累买家的入市意欲，预计香港中小型住宅全年楼价升幅介乎5%至10%。且大部分升幅已于上半年实现，下半年香港楼价将企稳，未见回调压力。
