金吾财讯 | 广发证券研究表示，广深、北京等核心城市密集推动城改/旧改等存量资源盘活项目落地。在核心城市新增优质土地供给相对有限、房地产发展模式逐步由增量开发转向存量提质的背景下，城改旧改成为补充中长期土地和住房供给的重要方式。近期不再仅停留在政策规划部署层面，而是进一步向项目签约、清租拆迁、征收补偿等执行环节延伸。板块涨幅居前，市场信心与关注度均有所提升。上周地产板块走势较强，行业在基本面和政策面均没有明显催化的情况下，地产显著跑赢其他板块，绝对价值底部，地产头部企业价值开始得到市场认可，依然坚定看好房地产行业的底部价值，建议提高配置比例。
