金吾财讯 | 港股内房股整体走高，截至发稿，旭辉控股集团(00884)涨8.57%，中国海外发展(00688)涨3.90%，华润置地(01109)涨3.63%，龙湖集团(00960)涨3.05%，越秀地产(00123)涨3.00%，建发国际集团(01908)涨2.84%，绿城中国(03900)涨2.79%，万科企业(02202)涨2.50%，中国金茂(00817)涨2.19%，远洋集团(03377)涨2.08%。消息面上，里昂新近研报指，中国内地一手住宅市场初现企稳迹象，一线城市一、二手楼价已连续数月按月上升，二线城市一手楼价在早前下跌后亦趋于平稳。6月份70大中城市中，一手楼价按月上升的城市数目增至20个，是自2025年5月以来最多。报告预期国有开发商可继续跑赢大市，首选华润置地、中国金茂及越秀地产，指出今年上半年商品房销售额按年跌13.6%，当中国有开发商上半年合约销售仅按年跌2.2%，表现优于大市，华润置地、中国海外及中国金茂均已恢复增长。其中，里昂对华润置地给予目标价42.4元，中国金茂目标价2.43元，越秀地产目标价5.5元，全数给予“跑赢大市”评级。
