金吾财讯 | 交银国际研报指，领展房产基金(00823)于2026年7月21日宣布，以代价2.25875亿澳元出售其位于澳洲悉尼核心商业区之甲级办公大楼100 Market Street的50%权益，估计出售事项所得款项净额约为2.2273亿澳元。100 Market Street全年物业租金约为3,390百万澳元，扣除出租开支以及租户补贴，是次交易代价相当于约6.5%资本化率。领展就所得款项净额拟用于基金单位回购及重新投资于亚太区核心零售物业组合。假设本次出售项目权益所得款项净额全部用于单位回购，该机构相信足以覆盖因出售对每单位分派带来的影响。该机构指，本次出售符合领展“回归基本（Back to Basics）”战略，领展通过资本循环变现非核心办公资产，聚焦亚太区核心零售物业的持有与管理。本次出售估值与物业公允价值基本持平，同时保留50%权益及管理权，兼顾资本释放与未来增值潜力。综合考虑当前股价对应FY26/27E分派收益率约6.4/6.5%，加上回购计划对每基金单位分派的支撑作用，该机构维持领展买入评级，目标价维持45.7港元。
