Singapore blue-chip real estate investment trusts (REITs) report over four days next week.\n\nThey report into a market that has moved on without them. \n\nThe good news? \n\nTheir distribution yields remain well above 5%. \n\nThe bad news? \n\nEach REIT comes with caveats that investors have to figure out. \n\nAll three are facing different challenges. \n\nThe upcoming earnings reports will provide more clues. \n\nFrasers Centrepoint Trust: The problem that has not shown up yet\nFrasers Centrepoint Trust (SGX: J69U), or FCT, reports on 27 July 2026, first of the three.\n\nFCT is not a turnaround. \n\nThe portfolio is doing fine. \n\nWhat hangs over it is the Johor Bahru-Singapore Rapid Transit System (RTS) Link.\n\nCauseway Point is around a quarter of gross revenue for the fiscal year ended 30 September 2025 (FY2025).\n\nNorthpoint City sits four stations from Woodlands North and contributes about 22%. \n\nClose to half the REIT’s revenue sits next to a train line that runs shoppers north.\n\nBut the RTS link has yet to open. \n\nThere is no data. \n\nThere is only a date in the future – somewhere at the end of this year.\n\nSome things cut the other way. \n\nAround 50,000 new homes are planned for the Woodlands area over the next 10 to 15 years. \n\nMalaysian brands may come south. \n\nManagement has talked about turning Causeway Point into a regional mall.\n\nNone of that can be measured yet. \n\nOn 27 July 2026, the question worth asking is what FCT is doing as the RTS looms.\n\nMapletree Logistics Trust: The China drag that is shrinking\nMapletree Logistics Trust (SGX: M44U), or MLT, reports on 28 July 2026.\n\nThe key segment to watch is China. \n\nFor context, China made up a little over 15% of the REIT’s gross revenue for the fiscal year ended 31 March 2026 (FY2025/2026). \n\nIt has also been the anchor around its neck. \n\nIn essence, there was too much supply that came into the China market in 2023, and rental rates have headed south as a result. \n\nReversions appeared to have bottomed out at -12.2% in 2QFY2024/2025. \n\nIn the latest quarter (4QFY2025/2026), reversions came in at -2%.\n\nAs it stands, China is the only one still negative among MLT’s nine markets. \n\nBut the tide may be turning as the other eight markets have offset the Middle Kingdom’s decline. \n\nThe other key area to watch is the REIT’s S$1 billion divestment pipeline, with roughly half coming from China and Hong Kong SAR.\n\n\nThe target is set and we’ll be looking for new developments. \n\nMapletree Pan Asia Commercial Trust: The problem that may have bottomed\nNext, Mapletree Pan Asia Commercial Trust (SGX: N2IU), or MPACT, reports on 30 July 2026.\n\nAll eyes will be on VivoCity and Festival Walk – albeit for different reasons. \n\nVivoCity is about 30% of its 4QFY2025/2026 gross revenue, and it is doing everything right. \n\nNet property income (NPI) grew 7.6% year on year for FY2025/2026. \n\nReversions came in at 14%. \n\nOccupancy is near enough to full.\n\nIn contrast, Festival Walk is about 20% of 4QFY2025/2026 gross revenue, and its revenue has been sliding since the pandemic. \n\nYet, there is some hope. \n\nIn the latest quarter, tenant sales for the mall rose 6% year on year and shopper traffic rose 4.1%.\n\nThose two numbers together are the first sign of hope. \n\nBefore this, traffic went up and sales went down. \n\nShoppers turned up and kept their wallets shut. \n\nNow, they are spending.\n\nTo be sure, one data point is not a turnaround. \n\nMPACT will have to deliver multiple quarters of shopper traffic and tenant sales gains. \n\nUltimately, you get your proof when Festival Walk’s reversions turn positive and the mall’s revenue rises.\n\nGet Smart: Let the assets do the heavy lifting\nTwo weeks ago, I discussed the potential and risks for these three REITs on Michelle Martin’s show, Money and Me. \n\nNext week is the moment of truth. \n\nWhat should investors look for? \n\nAlways remember: sustainable distributions come from assets doing the work. \n\nNot from interest rates falling. \n\nNo REIT manager controls rates, and rates can go back up.\n\nThree problems, three distances from being solved. \n\nMLT’s challenge is shrinking, and has one quarter of evidence behind it. \n\nMPACT’s Festival Walk may have found its floor. \n\nFCT’s RTS challenge has not arrived and has a date in the future.\n\nThe challenges are why the sector sits still while the Straits Times Index (SGX: ^STI) runs ahead. \n\nNext week these three either move along that line or they do not. \n\nEither way, you will know more by the end of the month than you do today.\n\nOne of these six companies is the only one legally allowed to operate in Singapore.
