据中新网，戴德梁行最新发布《2025-2026亚洲REITs研究报告》显示，2025-2026年全球REITs市场已进入结构性扩容的新阶段；亚洲市场在成熟市场企稳修复、新兴市场快速崛起的双轮驱动下整体回暖；中国内地公募REITs市场正式形成“基础设施+商业不动产”双支柱发展格局，成为全球REITs市场最具增长活力的核心区域。截至2026年3月31日，亚洲市场活跃REITs产品共计289支，总市值达2794亿美元，较2024年末增长18%，整体呈现明确回暖态势。期内全市场新增REITs产品26支，其中21支来自中国内地，新增标的集中于仓储物流、工业厂房、消费基础设施及可持续发展领域。
