交银国际发表报告指，领展宣布以代价2.25875亿澳元出售其位于澳洲悉尼核心商业区之甲级办公大楼100 Market Street的50%权益，估计所得款项净额约为2.2273亿澳元。该项目全年物业租金约为3390万澳元，扣除出租开支及租户补贴，交易代价相当于约6.5%资本化率。该行指出，领展拟将所得款项净额用于基金单位回购及重新投资于亚太区核心零售物业组合。假设本次出售项目权益所得款项净额全部用于单位回购，相信足以覆盖因出售对每单位分派带来的影响。综合考虑当前股价对应2026及2027财年分派收益率约6.4%至6.5%以及回购计划对每基金单位分派的支撑作用，该行重申领展“买入”评级，目标价维持45.7港元。
