美国抵押贷款利率升至12个月高点，因为美国国债收益率近几周攀升，加之伊朗战事持续引发市场对通胀升温的担忧。

　　房地美周四发布声明称，30年期固定利率抵押贷款的平均利率由前一周的6.58%升至6.66%。这是2025年7月31日以来最高水平，当时为6.72%。

　　近几个月来，高企的借贷成本持续拖累房地产市场。30年期抵押贷款利率曾于2月底跌破6%，但随后中东冲突推高能源价格，带动利率回升。这场战争导致春季楼市销售表现不及预期，房地产市场持续走弱。

　　房地产经纪公司Redfin数据显示，截至7月26日的四周，房屋签约量降至4月初以来最低水平。
