内房股全线上扬 龙湖集团（00960）涨4.15% 机构提醒房企现金流修复仍待销售和融资环境改善

金吾财讯 | 港股内房股全线上扬，截至发稿，中梁控股（02772）涨5.88%，龙湖集团（00960）涨4.15%，融创中国（01918）涨3.77%，中国金茂（00817）涨3.76%，绿城中国（03900）涨3.07%，越秀地产（00123）涨3.07%，新城发展（01030）涨2.84%，华润置地（01109）涨2.74%，建发国际集团（01908）涨2.75%，旭辉控股集团（00884）涨2.70%。消息面上，华泰证券表示，6月房地产数据显示，投资与销售规模降幅仍在走阔，但去库存效果持续兑现，核心城市房价保持改善，该机构认为新兴产业布局以及租金企稳有望推动核心城市楼市率先进入结构性修复通道。该机构指，销售额绝对值偏弱背景下，房企现金流仍待改善。1-6月房地产开发企业到位资金同比-20.2%，降幅较1-5月扩大1.2pct。分渠道看，国内贷款同比-31.7%（降幅较5月走阔3.0pct）、自筹资金-16.4%（走阔3.4pct），融资端压力加大；但定金及预收款-15.8%（降幅收窄0.3pct）、个人按揭贷款-24.9%（收窄3.1pct），销售回款相关指标边际改善，但仍处双位数下滑区间，房企现金流修复仍需等待销售和融资环境共同改善。
