九龙仓置业（01997）盘中涨近7%，该股昨日午后一度飙涨近32%。截至发稿，股价上涨5%，现报31.50港元，成交额3.36亿港元。
九龙仓置业昨日发布2026年中期业绩，该集团取得收入63.4亿港元，同比减少1.05%；公司股东应占亏损1.76亿港元，同比减少92.69%；拟派发第一次中期股息每股94港仙，同比增长42%。值得一提的是，此外，考虑到当前盈利基础及债务状况，集团宣布将派息比率由经常性核心基础净盈利的65%上调至90%，政策调整意味基础股息增加38%。
里昂认为，九龙仓置业2026年上半年业绩优于预期，派息比率由65%大幅上调至90%，中期每股派息同比上升42%至0.94港元，反映管理层透过出售新加坡Wheelock Place后，将原本不可分派盈利转为可分派现金流，致力提升股东回报。里昂表示，九龙仓置业自今年3月起获该行列为香港地产板块首选，凭借香港豪宅销售复苏周期的显著曝险，加上近期多项有利少数股东的行动，有助收窄资产净值折让及推动重估。
