港股内房股集体拉升，其中，融信中国大涨近12%，碧桂园大涨近8%，世茂集团大涨近9%，雅居乐集团涨7%，融创中国涨超5%，金辉控股涨4.6%，远洋集团涨4%，中国金茂、中国海外宏洋、龙湖集团、越秀地产、新城发展等跟涨。
消息面，今日内房股大涨主要是受到北京于8月7日晚间传染的最新房地产政策的利好提振。此次新政由三部门联合发布，自2026年8月8日施行，涵盖限购、赠与、公积金三大方面。
大幅放宽购限：非京籍家庭购买五环内住房的社保或个税减免年限，从2年大幅解除至1年；五环外则起起不再限制购房套数。赠与子女住房也不再核验购房资格。
公积金贷款“大松绑”：这是本次政策力度最大的部分。夫妻缴存公积金，首套房最高贷款限额为240万元，最多允许尾数、绿色建筑等条件后，最高能到340万元。
同时，贷款金额与缴存年限挂钩的机制也大幅优化此前普遍认为，新政直接扩大了购房群体基数，并通过大幅提升了购房群体基数，降低了购房资金压力，有望修复市场预期。
开源证券等机构维持了“看好”评级。
