8月13日上午，2026博鳌不动产投资大会在海南召开。
会上，华润有巢REIT资产管理负责人许欢介绍，公司完成国内首单保租房REIT非定向扩募，实现行业制度创新。
他表示，此前市场已落地的6单REITs扩募均为35名以内特定对象的定向发售模式，本次华润有巢创新采用原持有人按份额比例配售的非定向模式，投资人可自主选择参与与否。
而有巢本次扩募定价依托二级市场交易价格与项目市场价值市场化确定，最终定价约八折，既保障原持有人优先认购权益，也完成扩募资产公允价值检验。
该扩募项目2025年9月17日推荐至证监会，2026年1月12日在上交所上市，全流程用时不足4个月，标志国内保租房REITs正式进入扩募常态化发展阶段。
