智通财经APP讯，英皇国际(00163)发布公告，于2026年8月20日，卖方怡永有限公司(本公司的间接全资附属公司)已与买方景田有限公司订立该协议，卖方已有条件地同意出售而买方已有条件地同意购买该物业，代价为1.06亿港元(经参考该物业于2026年7月31日的估值为1.06亿港元)。
据悉，该物业位于澳门亚美打利庇卢大马路(新马路)201-209号及转角围(大鹏横巷)1-3号地下(连地库)A座、1楼A座、2楼A座、 3楼A座及4楼A座，合共五个商业单位。
经考虑澳门物业市场近期的市况，1.06亿港元的代价与于2026年7月31日的估值相等，董事会认为出售事项为本集团提供良机，变现于该物业的投资。相比该物业的原始收购成本约9800万港元，该物业以溢价约8.2%的价值变现。基于该物业于2026年3月31日(即上一财政年结日)的账面值为1.2亿港元，本集团预期取得公允价值亏损约1400万港元，惟须待本公司的核数师作最终审核。
