金吾财讯 | 房产经纪巨头Redfin发布的最新房价指数（RHPI）显示，2026年7月经季节性调整后的美国房价环比仅上涨0.27%，与6月（0.28%）基本持平。但在同比层面，7月房价较去年同期上涨3.4%，创下近一年来的最高同比增速。在追踪的49个主要城市中，29个地区的房价出现环比上涨，其中旧金山（+1.5%）和奥克兰（+1.3%）领涨全国，匹兹堡（+1.0%）与纽约（+1.0%）紧随其后。分析指出，旧金山湾区房价强劲反弹主要得益于人工智能（AI）热潮推动的高薪就业与购房需求，而富裕买家的入场也支撑了西棕榈滩等高端市场的价格表现。相比之下，20个城市房价出现下跌，其中宾夕法尼亚州蒙哥马利县（-1.1%）降幅最大，奥斯汀、沃斯堡等德克萨斯州市场也持续承压，主因在于卖家数量远多于买家，市场议价权向买方倾斜。Redfin经济研究负责人表示，在整个夏季30年期固定抵押贷款利率维持在6.5%以上的背景下，普通买家面临较高的负担能力挑战，但富裕阶层对优质房产的强劲需求支撑了整体价格。这种“高低端分化”的K型市场格局，使得美国楼市在交易量疲软的同时，依然展现出较强的价格韧性。
