金吾财讯 | 港股内房股表现疲软，截至发稿，新城发展（01030）跌3.19%，美的置业（03990）跌2.96%，雅居乐集团（03383）跌2.78%，龙湖集团（00960）跌2.78%，中国海外宏洋集团（00081）跌2.71%，旭辉控股集团（00884）跌2.63%，万科企业（02202）跌2.46%，建发国际集团（01908）跌2.34%，中国海外发展（00688）跌2.34%，越秀地产（00123）跌2.25%，融创中国（01918）跌1.79%，碧桂园（02007）跌1.61%，富力地产（02777）跌1.48%，绿城中国（03900）跌1.46%，融信中国（03301）跌1.14%。消息面上，开源证券研究指，上周市场端新房、二手房成交同比均下降，一线城市新房成交单周同比增速持续增长。政策端本周上海出台房地产新政“沪八条”，国务院公布新住房公积金管理条例，整体政策基调较为宽松，预计将助力房企业绩端持续修复。该机构认为，2026年以来房地产政策仍处于持续落地和效果观察阶段，后续核心城市限制性政策优化、公积金贷款、城市更新等政策仍有空间。若政策力度和推进速度进一步加强，房地产市场止跌回稳进程有望加快，维持行业“看好”评级。
