智通财经APP获悉，仲量联行香港主席曾焕平表示，内地买家境外规管对香港楼市影响有限，市场可逐步消化，预计中小型住宅全年楼价升幅介于5%至10%，租赁市场受益于需求回升或提高租金。
香港差饷物业估价署数据显示，7月香港私人住宅楼价指数报321.5点，环比跌0.46%，终止13个月升势，同比则升11.6%。今年首7个月楼价累升7.3%。
曾焕平指，近年内地买家为香港楼市主要需求来源之一，因此，内地自6月起宣布加强境外投资及征税规管后，部分买家对楼市抱观望态度，等待执行细节，令6、7月的住宅成交量回落，同时差估署的楼价指数下跌，料短期内将继续影响楼价及住宅成交量。
不过，即使日后购买境外物业也需要缴付相关税项，对内地买家而言只是增加购买成本，相信市场会逐步消化，长远对香港楼市影响有限。
他预计中小型住宅全年楼价升幅介于5%至10%，且大部分升幅已于上半年实现。住宅租赁市场，受惠于有新增学生住宿需求，以及来港外籍员工回升，租金难免会继续上升。
