The new project is targeted for launch in mid-2027 and is expected to be completed in 2031, announced Frasers Property (FPL) on Sept 2. \nThe redevelopment will mark the first residential launch in Yishun Central in more than a decade.\nLocated at 51 Yishun Central 1, next to Yishun MRT Station and Yishun Integrated Transport Hub, the new development will sit on a 39,125 sq ft site and boast a gross floor area (GFA) of 117,376 sq ft. \nThe mixed-use development will also feature a landscaped facilities deck on the second floor. The site will have a 99-year leasehold tenure upon lease refresh. \nResidents will have direct access to Northpoint City through the existing underground pedestrian network. Northpoint City, which is owned by FPL through Frasers Centrepoint Trust (FCT), is the largest suburban mall in Singapore's northern region. \nThe development is also surrounded by healthcare, recreational and community amenities including Khoo Teck Puat Hospital, Safra Yishun, schools, parks and community facilities.\nIts proximity to the upcoming North-South Corridor will also provide connectivity to employment centres and lifestyle destinations across Singapore, says FPL. \nThe redevelopment follows FPL's acquisition of the remaining components of Yishun 10 in 2025. \nIn June 2025, FPL, through wholly owned subsidiary Lion (Singapore) agreed to acquire the 1,477-seat Golden Village cineplex occupying the second to fourth floors of Yishun 10 for $48 million. The acquisition included an 18-month lease-back arrangement, allowing Golden Village to continue operating at the site following completion of the acquisition. \nUnder the sale and purchase agreement, FPL's unit will have to pay an additional $2 million with GST if it obtains or procures building permission for the redevelopment of the property within 12 months from the date of completion.\nIn August 2025, FPL acquired 10 strata lots in the retail development at Yishun 10 from FCT for $34.5 million. The lots had a total GFA of 966 sqm and net lettable area (NLA) of 961 sqm, with a 99-year lease commencing from April 1, 1990. \nThe transaction allowed FPL to consolidate ownership of Yishun 10. FCT said in August 2025 that the divestment was part of its portfolio management strategy, with net proceeds of about $33.9 million earmarked for debt repayment. The divestment was completed in September 2025. \nFPL said at the time that acquiring the remaining portion of Yishun 10 would allow the group to potentially generate additional value from the asset's longer-term redevelopment potential. \nFPL will continue to manage Yishun 10 until operations cease on March 2, 2027, ahead of the redevelopment. \nNew community initiative\nFPL has also launched Yishun 10 Memories, an initiative to document the building's place in the community.\nFPL has engaged placemaking consultant Studio Lapis to develop a community initiative to incorporate elements of shared memories into the future development. Preliminary plans include upcycling selected artefacts from Yishun 10, exploring opportunities to feature community stories, artworks and interpretive murals within the future development, and compiling a collection of memories and materials contributed by the community.\nFPL is inviting the public, including former and current patrons, residents and tenants, to share photographs, memorabilia and other materials on Yishun 10.\nFrasers Property Singapore CEO Soon Su Lin says: \"Yishun 10 holds a special place in the hearts of many Singaporeans who grew up in its immediate community.
